How the scan works

Nothing reaches your list without a reason.

The scan answers one narrow question: where should I investigate next? It uses one objective filter and shows you what the data covers and what is missing, instead of hiding it behind a score.

After the shortlist

The scan shows you where to look. Then the question becomes who to approach.

Your scan stops short of owner names and numbers, on purpose. That research has real privacy rules attached, so it happens one property at a time and with your brokerage's authorisation—never as a bulk list.

In your scan

  • Municipal value and date, clearly labelled
  • Published sale price and date, when available
  • Land area and zoning, with any gaps in the data named outright
  • No owner identity, phone, email, or claim about selling intent

  • Confirmed property and ownership records, each with its source and date
  • A separately confirmed contact attempt where permitted
  • An honest outcome—including when no reliable contact route exists
  • A broker-ready call brief and recommended next action
  • A proposal draft only after verified seller interest and inputs

This deeper work is still in development. It will only open once our privacy and consent controls are fully in place.
